In order to achieve the best results in cold air distribution, the HVAC system must operate in a closed space. The cooling loads of the Barru Regent's Tower building did not work optimally. This study uses a quantitative method. The purpose is to analyze thermal environment and cooling loads in the office room. The thermal comfort used Predicted Mean Vote (PMV) and Predicted Percentage of Dissatisfied (PPD) results were subjected to objective analysis using the Center for Built Environment (CBE) Tool software of thermal Comfort and cooling loads value used thermal balance analysis. The office room does not meet ASHRAE-55 comfort standard. The PPD value was 32% and the PMV value was +1.13, indicating a slightly warm (SW) sensation. On the other side, air conditioning (AC) in office room is not yet able to cool the room to the limit of thermal comfort. After calculating the cooling load using the thermal balance method, it is 42017.41 W or 115.43 W/m2 for the targeted floor. This value is not comparable to the ability of the AC to work in the room.
